Real estate and hospitality
Applied experience from opening and closing an estimated 400 to 500 retail locations to site selection, lease negotiation, portfolio strategy, adaptive reuse and hospitality.
Laguna Beach vision
Assembled interests in hospitality, housing, restaurant, retail and development assets. In 2019, the Orange County Business Journal reported an approximately $1 billion redevelopment vision across Laguna Beach.
Arts and culture
Established The Honarkar Foundation for Arts and Culture as a family cultural initiative connecting artists, public programming and community gathering.
Technology and enterprise growth
Mo's technical training taught him to understand complex systems. His wireless career proved his ability to turn that understanding into disciplined operations.
GSM Wireless and 4G Wireless required market selection, lease negotiation, recruiting, training, systems, inventory, customer experience and consistent execution across a large geographic footprint. Scale was achieved store by store and team by team.

Real estate and capital allocation
Opening and closing hundreds of retail locations created a practical education in site selection, lease economics, customer patterns and portfolio decision‑making.
Through 4G Ventures, the Laguna Beach Company and related entities, Mo applied that experience to a diversified Southern California portfolio spanning multifamily housing, hotels, restaurants, retail properties and development opportunities.
Hospitality and adaptive reuse
Mo has been drawn to properties where history, location and unrealized operating potential intersect. His Laguna Beach work has included the restoration or reactivation of hotels, restaurants, retail environments and gathering places.
His approach recognizes that hospitality value is created through more than a building. It depends on arrival, service, food and beverage, public life, local trust and the emotional memory a guest carries away.
Complexity and resilience
Mo's career includes extraordinary growth and significant adversity. In May 2026, a retired judge serving as arbitrator issued a final award of approximately $1.34 billion to Mo and 4G Wireless following findings that included fraudulent inducement, breach of contract, breach of fiduciary duty and conversion by former joint‑venture counterparties. Confirmation, collection and asset‑control matters remain separate legal processes.
The experience reinforced an operator's perspective shaped not only by growth, but by the discipline required to navigate risk, protect value and keep moving through uncertainty.
